The biggest misconception of property management is that once a tenant is placed, you can just sit back and happily collect rent each month. First we prescreen each applicant prior to showing to make sure that their needs match what the property has to offer. Factors to consider include: duration of tenancy, budget, pets, size of unit, location and much more. Before the showing, we ask applicants to watch a walk through video of the suite to reduce the need to show if it's not a good fit.
We use a 3rd-party program to verify income and credit scores as well as criminal history with CSO screening. Previous landlord references are used to verify their rental history.
We offer a professional hands-off management experience. We deal with all residential tenancy matters including: placement, maintenance, accounting and tenancy law issues. For more details, see our Services page.
It starts with placing respectful tenants and setting the correct expectations. While we cannot promise to eliminate all damage such as wear and tear, we do full photographic move In/out reports with each tenancy and follow up with any issues in a timely matter to reduce the chance of property damage. Tenant insurance is required for all of our properties. We have a 24/7 emergency line to address any unforeseen incidents.
Management fee is 1/2 month rent for the placement of tenant and 10 percent of gross rent per month plus GST.
